Pickleball isn't just growing—it's exploding. According to the 2026 Pickleball Canada Survey, participation has surged to 1.8 million players nationwide, a 14% jump from just last year.
In Saskatchewan, the obsession is fueled by our brutal winters. We have a six-month window where outdoor courts are essentially hockey rinks, making indoor facilities a non-negotiable requirement for the community.
The Regina "Pickle": What’s Happening at REAL?
Regina players are currently facing a major squeeze. The Queen City Pickleball Hub, which has been the heartbeat of the local scene at the REAL District (Avana Centre), is in a state of flux:
The Displacement: Brandt is in the process of purchasing several city-owned buildings at REAL, including the Avana Centre.
The Relocation: Owner Phil Greenwood recently confirmed he has secured a new building, but it is smaller than the current hub. While owning the space offers more stability than leasing from REAL, the reduction in total court capacity is a blow to a city that already has waiting lists for prime-time slots.
Why Northgate Mall is a "Genius" Idea
Your "joke" about Northgate is actually a proven business model called "Adaptive Reuse." Malls like Northgate are perfect for pickleball for three technical reasons:
The Ceiling Height: Former big-box anchors (like the old Sears or Zellers/Lowe's spots) have the clear span and height needed for lobs.
Climate Control: High-efficiency HVAC systems are already in place—essential for year-round play in YQR.
Foot Traffic Synergies: Pickleballers are social. They finish a game and go grab a smoothie, a coffee, or a new pair of court shoes. It’s a "breath of life" for struggling retail centers.

Converting a vacant mall wing into a "Community Indoor Park"—featuring pickleball, some lounge space, and maybe even a few simulator bays—could turn Northgate from a place people used to go into the social engine of the city.
The Reality Check: The biggest hurdle isn't the idea; it's the lease rates. Mall landlords often hold out for retail-level rent, which pickleball (a low-margin, high-volume sport) can't always match. However, with "dead mall" syndrome spreading, many are now willing to negotiate for the guaranteed 300+ people a day that a pickleball hub brings in.
